Why You May Need A Surveyor

 

Generally you will need a surveyor when you buy or sell a home or parcel of land or divide a parcel of land. A survey will locate the corners of the property described in your deed. It will usually be accompanied by a written legal description and a drawing of the property that denotes the property line lengths and direction and the acreage of the parcel.

The cost of a survey depends on many variables: The scope of the survey, the lay of the land, the time of year, the size and shape of the property, the field evidence (iron pins, corner stones, monumentation, etc) and deeds from former owners.

Boundary Surveys

A Boundary Survey determines the property lines of a parcel of land described in a deed. It will also indicate the extent of any easements or encroachments and may show the limitations imposed on the property by state or local regulations.

Mortgage Location Surveys

A Mortgage Location Survey is used by banks and lending institutions when borrowers are purchasing property. A mortgage survey shows how improvements on the subject property are located in relation to the property boundaries. Mortgage locations illustrate to the lending institution and title insurance companies that the subject property is free of encumbrances.

Subdivision Surveys

A Subdivision Survey is used for subdividing a tract of land into smaller parcels, showing monumentation and survey data on a map, in conformance with local ordinances. This would include the sizing and location of lots (set-backs & easements) and streets depending on the city or county zoning ordinances. These surveys are required by developers before seeking approval from the city or county commissioners.

ALTA Surveys

ALTA (American Land Title Association) Surveys are performed for the purpose of supplying a title company and lender with a survey and location data necessary for the issuing of title and/or mortgage insurance. These types of surveys include (but are not limited to) determining property lines, location of improvements, identifying all easements, utilities and other conditions affecting the property. The ALTA survey is most often performed on commercial properties.

Construction Layouts

Construction Surveying is the translation of construction plans into physical points on the ground that can be used as a basis for the actual construction. This could also include staking of building corners, staking the location and elevation of a new sewer line and staking the location and elevation of any type of concrete to be poured.

Topographical Surveys

A Topographic Survey, also known as a land survey or a ground survey, shows the shape of the land. It uses contour lines, a line that represents a specific elevation measured from Mean Sea Level, to display the three dimensional features of the property onto a two dimensional surface. A Topographic Survey includes both natural and man-made features. This type of survey has a variety of uses including planning and zoning, site layout, engineering and architectural design, and construction.

GPS Surveys

GPS has revolutionized surveying. GPS offers an alternative to traditional surveying and can eliminate several of the limitations imposed by traditional surveys.  Using GPS, it is now possible to perform surveys much more easily over long ranges and in areas where clear lines-of-sight between points are not available.
